First time using VRBO and read the reviews, but went with it regardless. In the end, should have kept my hotel reservation for the same $$$.
We arrived 1AM and greeted by concierge who smelled of alcohol, but was friendly and told us to call him if we needed anything. Note, this rental is NOT "recently renovated" (or the owners do not understand what that definition means) as there is nothing about this place seemed renovated other than they took two apartments and added a doorway to connect the two. The place did not feel spacious nor did it feel clean. At any rate, as we got ready for bed we had a difficult time with the futon but wasn't going to bother the concierge at that hour, but took three of us to get it to open but figured nothing of it other than it fit in with the atmosphere of the rest of the place.
Be prepared not to sleep well. Whenever the furnace kicked on it would squeal and woke everyone up. After the first day of regret for having canceled by hotel reservation, we came to terms with our situation. Note, that you will wait 10-20 minutes for the shower to warm up so if you have to be somewhere it would be wise to factor in that extra time.
If you do decide to stay here --because, hey! the location is ideal-- be prepared to note all of these things when you first arrive otherwise they will claim you broke something. I wasn't as upset about losing the deposit as much as I was for being blamed for something that was already not functioning properly. Not sure how they can claim something was broken when management said they couldn't "close" the futon (which would have meant they were able to open it again after we left).
Lesson is: have the concierge open the bed for you when he takes you to the apt so that there is no doubt about the state of the room.
If you thought this place was better than a hotel because of the kitchen though, think again. It is the equivalent to an RV/camper setup with two small burners & a dorm room refrigerator with a moldy sponge to hand wash your dishes with.
